A new multi-use development built within what was once a brownfield section of an Ancient Woodland 24-hectare site. The site was developed to revive, diversify and sustainably manage the woodland as part of publicly accessible park, growing timber, food and fuel. Workspaces and a restaurant were also created alongside a small cluster of houses and overnight accommodation.

Classified an Asset of Community Value by Wealden District Council and prohibited from being developed into residential, local resident Peter Bridgewater purchased the pub, which required complete restoration, in order to save it for the village.
The building was stripped back to bare brick, re-roofed, fully insulated, re-wired,
re-plumbed and re-plastered. Traditional double-glazed sash windows were fitted throughout as well as underfloor heating, a new commercial kitchen and modern toilets. The rear was extended out to provide four luxurious overnight guest rooms and a self-contained staff flat.
